Sergeants Park

Client

Cruden Homes & Eildon Housing Association

Location

Newtown St Boswells, Scottish Borders

Sector

Living

Sergeants Park, a 128-home development in the Scottish Borders, combines sustainability with strong placemaking principles. Featuring active frontages, high-quality materials, and excellent pedestrian links, it integrates seamlessly with the town and surrounding countryside. Careful phasing and sustainable construction practices ensured minimal disruption, delivering a vibrant, well-connected community with striking views to the Cheviots.

The Challenge

Set on steeply sloping land at the edge of an allocated housing site, Sergeants Park offered both challenges and opportunities. The development needed to integrate sensitively with the existing town, take advantage of views toward the Cheviot Hills, and deliver a high-quality, sustainable neighbourhood while minimising construction impact on nearby homes.

Our Approach

Working with Eildon Housing, the design created a varied street network formed by nodes and reference points, producing a rich and welcoming environment. Active frontages, high-quality materials, and parking courts to the rear of properties enhanced visual appeal and reduced car dominance. Strong pedestrian connections linked the site to surrounding paths and the town.

The Conclusion

Delivered in two phases, the 128-home development blends sustainability, connectivity, and placemaking. Careful planning kept all fill material on site, minimising heavy vehicle movements through the town. Sergeants Park now offers a vibrant, well-integrated community that reflects the area’s character while providing modern, energy-efficient homes in an attractive and accessible setting.
