Revitalising Kelso’s Grade B listed 1939 Art Deco school, Aitken Turnbull Architects transformed the landmark into 34 extra care flats. The design blends sensitive restoration with modern comfort, retaining original features, enhancing energy efficiency, and supporting local trades to ensure its future as a place of community, care, and connection.

The Challenge

The Grade B listed Kelso High School, an Art Deco landmark opened in 1939, stood vacant after the school relocated in 2017. The task was to repurpose the much-loved building for extra care housing while preserving its architectural character, meeting modern standards, and respecting its deep local and historical significance.

Our Approach

Working with Eildon Housing Association and local contractor M&J Ballantyne, Aitken Turnbull Architects developed a strategy to retain the original building fabric, remove later extensions, and restore key Art Deco detailing. High-quality materials, bespoke replica glazing, improved insulation, and electric heating were integrated with landscaped outdoor spaces and sustainable drainage.

The Solution

The result is 34 wheelchair-accessible one- and two-bedroom flats with on-site care, a restaurant, and gardens—enabling elderly residents to live independently in the heart of Kelso. The project safeguarded a cultural landmark, revitalised a historic part of town, and demonstrated the value of sensitive conservation paired with modern, sustainable living.

Associate & Technical Lead

As an experienced Architectural Technician, Callum combines strong technical knowledge with a practical, hands-on approach at Aitken Turnbull. Starting as a trainee while studying Architectural Technology at Edinburgh Napier University, he has built up experience across housing, bespoke homes, non-domestic buildings, and fit-out projects. Involved from early design through to completion, Callum specialises in BIM and clear, accurate project delivery. His skills in 3D visualisation also help bring designs to life and support effective communication with clients and teams. Approachable and down-to-earth, he ensures projects run smoothly and efficiently from start to finish.
