This award-winning Coldstream development delivers 150 homes that blend traditional detailing with modern performance. Designed around new public spaces and using locally sourced materials, the scheme strengthens community identity, supports local craftsmanship, and provides a desirable neighbourhood that reflects the heritage of the Scottish Borders while meeting contemporary living standards.

The Challenge

The client’s brief was to create a distinctive, conservation-led community that stood apart from conventional developer-led schemes. The challenge was achieving authenticity through traditional detailing while meeting modern performance standards. At the same time, the project needed to support local employment, skills, and pride in craftsmanship across the Scottish Borders.

Our Approach

The design focused on place-making, introducing two new public realm spaces—a courtyard and a village green—as contrasting focal points. These are complemented by mews developments and carefully considered boundary treatments. Traditional forms and locally sourced materials ensure continuity with Coldstream’s historic fabric while delivering energy efficiency and long-term performance.

The Solution

A balanced mix of flats, terraces, semi-detached, and detached homes provides variety and character, creating a distinct neighbourhood rooted in its context. By combining conservation-led design with contemporary standards, the development delivers a thriving, desirable community that enhances Coldstream’s identity, celebrates local craftsmanship, and sets a benchmark for sensitive rural housing.

Fraser combines over 15 years of experience with a calm, organised approach as Galashiels Studio Resource Manager at Aitken Turnbull. With a background across bespoke housing, private developments, and commercial projects, he brings practical know-how and a clear focus on delivering work efficiently and to a high standard. Central to coordinating project workflows and managing team resources, Fraser helps keep day-to-day operations running smoothly. Callum Ford

Associate & Technical Lead

As an experienced Architectural Technician, Callum combines strong technical knowledge with a practical, hands-on approach at Aitken Turnbull. Starting as a trainee while studying Architectural Technology at Edinburgh Napier University, he has built up experience across housing, bespoke homes, non-domestic buildings, and fit-out projects. Involved from early design through to completion, Callum specialises in BIM and clear, accurate project delivery. His skills in 3D visualisation also help bring designs to life and support effective communication with clients and teams. Approachable and down-to-earth, he ensures projects run smoothly and efficiently from start to finish.
