At Johnstons of Elgin, the existing yarn store had reached the limits of capacity and efficiency. By reimagining an underutilised void within the historic factory site, we delivered a purpose-built storage facility that enhances workflow, environmental conditions, and staff wellbeing while respecting the heritage and operational rhythm of the mill.

The Challenge

The yarn store facilities faced significant limitations in storage, workflow efficiency, and environmental control—issues compounded by rising demand. The challenge was to deliver a new facility within the tight constraints of the historic mill site, maximising space without expansion, while safeguarding heritage and minimising disruption to ongoing production.

Our Approach

We identified an underused void between two existing buildings as the opportunity to unlock new capacity. Extending into this space allowed us to create a modern facility fully integrated with the factory. The design improved circulation, optimised environmental conditions for yarn storage, and prioritised staff wellbeing through better workspace provision.

The Solution

The completion of the Yarn Store marked a major step forward in the ongoing evolution of Johnstons of Elgin’s manufacturing capabilities. The new facility provides a more efficient, better-conditioned environment for yarn storage, while offering employees a greatly improved workplace. By maximising existing space within the historic mill, the project demonstrates how thoughtful design can balance heritage with innovation—supporting both the immediate needs of production and the long-term growth of the business.

Associate Director

James brings extensive experience across architecture, interior design, and commercial fitout, combining creative vision with strong commercial understanding. Before joining Aitken Turnbull, he was a Director at Steelcase in Australia, delivering workspace strategies for clients such as Deloitte, NAB, KPMG, and ANZ, and working closely with universities including Melbourne, RMIT, and UNSW. Earlier, he led workplace and education projects in practices across Melbourne, London, and Newcastle. As Workspace Sector Lead at Aitken Turnbull, James provides strategic direction and builds strong, long-term client relationships. He plays a key role in managing partnerships with major clients including Lloyds Banking Group and Wates, while promoting a collaborative, thoughtful, and innovative approach across the studio.
