This redevelopment of the former Earlston High School site provides 64 affordable homes for Eildon Housing Association. Using timber construction, air source heat pumps, and a focus on placemaking, the project reintegrates a key brownfield site, delivering sustainable homes while creating a vibrant new neighbourhood at the heart of the town.

The Challenge

The brief was to deliver a high-quality residential scheme that addressed local housing demand while enhancing Earlston’s townscape. The site’s prominence presented both opportunity and responsibility: the design had to respect the historic setting, maximise density without overcrowding, and balance affordability with long-term energy efficiency and environmental performance.

Our Approach

We developed a masterplan that was contemporary yet rooted in Earlston’s character. The layout reused the former school site, strengthened pedestrian connections to the town centre, and placed sustainability at its core. Community identity was reinforced with public artworks created by local artists and schoolchildren, embedding a sense of place and ownership.

The neighbourhood combines a mix of houses, cottage flats, and apartments to encourage diversity and vitality. Streets and green spaces were designed to feel welcoming and accessible, with ecological enhancements supporting biodiversity. Timber construction and air source heat pumps underpin the scheme’s low-carbon credentials, ensuring homes are both affordable and resilient.

The Conclusion

The Earlston redevelopment transforms a redundant brownfield site into a thriving community. By combining strong design quality with sustainability and affordability, the project delivers lasting value for residents while strengthening the character of the town. It demonstrates how sensitive, forward-looking housing can both meet local needs and enhance the wider urban fabric.

Starting as a trainee while studying Architectural Technology at Edinburgh Napier University, he has built up experience across housing, bespoke homes, non-domestic buildings, and fit-out projects. Involved from early design through to completion, Callum specialises in BIM and clear, accurate project delivery. His skills in 3D visualisation also help bring designs to life and support effective communication with clients and teams. Approachable and down-to-earth, he ensures projects run smoothly and efficiently from start to finish.
